Landowners
Your land.
Your legacy.
A solar lease is one of the most durable, low-risk income streams available to a landowner. FreeState Solar makes the process straightforward — from initial evaluation through construction and beyond.
We screen every site for grid capacity, topography, and permitting conditions before we reach out — so when we call, we already believe your land can work.
How it works
Site Evaluation
We review your parcel for solar potential — acreage, proximity to grid infrastructure, slope, and land use constraints. No cost, no commitment.
Lease Negotiation
We work with you and your attorney to structure a lease that reflects fair market value, with annual escalators and protections built in.
Development & Permitting
FreeState handles all permitting, interconnection filings, and approvals. You remain informed without being burdened by process.
Construction & Operation
FreeState manages construction through to commercial operation. Lease terms are negotiated individually and structured to reflect the specifics of your property and situation.
Common questions
What size parcel do you need?
We typically work with parcels of 20 acres or more of usable, contiguous land. Sites with good grid proximity and minimal topographic constraints are ideal.
What counties do you work in?
Our primary focus is the Capital District and surrounding region — Columbia, Schoharie, Washington, Rensselaer, Albany, and adjacent counties. Our territory runs roughly from Lake George south to Hudson and west to the Mohawk Valley.
Does my land still qualify if it's actively farmed?
Potentially, yes. We evaluate each situation individually. Certain agricultural uses are compatible with solar development, and New York's regulations support agrivoltaic approaches in some cases.
What utility territory do you work in?
We focus primarily on National Grid territory (NYISO Zone F), but also evaluate sites in Central Hudson, NYSEG, Con Edison, and Orange & Rockland territories.
How long does the process take?
We are actively seeking projects that can be fully permitted by the end of 2028 and built by 2030. From initial evaluation through construction, the typical timeline is 18–24 months, though it varies by site.
